5 Reasons Why Roofs Should Be Inspected

Maintaining a property involves keeping everything in good shape, from the bottom to the top. Roofing experts recommend having your roof inspected at least twice a year, after winter and summer, or if the area has experienced a significant weather event. That may seem excessive, but without visually inspecting a roof, you will not know if you have any small maintenance issues that may be easy to repair. Here are five good reasons why roofs should be regularly inspected.

1. Storm Damage

Hail, strong winds, or other major weather disasters can mar roofing material and lead to other issues, such as missing panels or tiles and leaks. This kind of damage is more severe than regular wear and tear.

2. Age and Weather

Roofing materials that have reached their lifespan are not able to protect or insulate the other levels of the building, which can lead to higher energy bills. Daily exposure to the elements and climate changes also will cause material failure over time.

3. Leaks and Ponding

Commercial or multi-level structures, especially those with flat rooflines, are more prone to standing water, puddles, or drainage issues. When the roof is inspected regularly, these problems can be addressed to reduce the risk of water damage.

4. Routine Maintenance

What is easier to replace, a few problem spots or an entire roof? Small repairs can add years of function to your roof. The cost savings of scheduled upkeep versus a total removal and replacement can be significant.

5. Security

Roof inspection can also be needed as a safety measure, especially if your building has skylights or roof-to-building access. Monitor your structure frequently to ensure all areas, including the roof, are inaccessible from unauthorized individuals.

It is easy to neglect the parts of a building that are not frequently seen, but if you plan regular roof inspection, you can be reassured that it is in good condition for years to come. Regular building maintenance should include having your roof inspected to reduce the possibility of costly repairs or replacement, and that just makes good business sense.
